Free Estimate

Call or fill out our form. We schedule a visit, walk the job, and give you a written estimate with line-item pricing. No charge, no obligation.

The estimate visit is not a sales call. We look at the space, ask questions about what you want the finished result to do, and give you a number that reflects the actual work.

Scope and Selection

We nail down materials, finishes, and the full project scope before any work begins. You know exactly what is happening and in what order.

We do not start work until scope is agreed in writing. If you want to change something after sign-off, we handle it as a documented change order — no surprises in the final invoice.

Permits and Scheduling

Any permits required are filed before work begins. We build a realistic schedule and communicate it clearly — start date, key milestones, and expected completion.

Permit lead times in Kosciusko County are factored into the schedule from day one. We do not start work and then file permits.

Construction

The crew arrives on the scheduled day. We work clean, protect your home, and update you as the project progresses. If something unexpected comes up once walls are open, we communicate before acting.

We work in active homes and treat them accordingly. Dust is contained, floors are protected, and at the end of each day the space is closed up so you can live normally.

Final Walkthrough

When work is complete, we walk the project with you from start to finish. Nothing is closed out until you are satisfied with the result.

Punch list items are addressed before we consider the project done. We do not consider a project finished until the client does.

A Few Things Worth Saying Upfront

We pull permits

Any work that requires a permit in Kosciusko County is permitted. We do not cut corners on this because unpermitted work creates problems for you at resale and at insurance time.

Surprises happen — we communicate them

Older homes sometimes have surprises once walls open up. Rotted framing, outdated wiring, unexpected plumbing — these happen. When they do, we stop, show you what we found, explain the options, and get your decision before proceeding. You are never handed a bill for work you did not authorize.

We work in occupied homes

Most of our clients stay in their homes during a remodel. We sequence work to minimize disruption and always make sure there is a working bathroom and functional kitchen access, even mid-project.
